What are the application requirements?

To qualify for residency, applicants must have a gross monthly income of at least 2.5 times the monthly rent. Feel free to reach out to our team with any questions!

What fees are included in the application process?

There is a non-refundable application fee of $45.00 for each applicant who is 18 years of age or older.

When is rent due each month?

Rent is due on the 1st of each month. Payments not received by midnight on the 4th are considered late and may be subject to applicable late fees.

Are utilities included in the monthly rent?

No, utilities are not included in the monthly rent. Residents are required to pay a monthly fee of $40.70 for in-home Wi-Fi and $14.25 for valet trash service. Additional utility charges are billed separately based on usage and occupancy.

What is valet trash?

Valet trash service allows residents to place bagged household trash outside their apartment during designated collection hours, where it is picked up and disposed of by a professional service team.

Is renter’s insurance required?

Yes, renter’s insurance is required for all residents. Those who do not have their own policy may enroll in the community's Assurant renter’s insurance program for $14.50 per month.

Is Orrin a community with on-site support?

Yes, Orrin is a controlled-access community designed to provide residents with added peace of mind. Our professional on-site management team is available seven days a week to assist with resident needs, answer questions, and help ensure a positive living experience. Residents also enjoy 24-hour access to the fitness center, making it easy to work out whenever it fits their schedule. For added convenience and support, emergency maintenance services are available 24 hours a day, seven days a week, ensuring urgent maintenance issues can be addressed promptly at any time.

At Orrin, our brand new Beaverton apartment homes feature air conditioning, ceiling fans, and additional storage space to keep you organized year-round. Are there in-unit washers and dryers?

Yes, every apartment at Orrin comes equipped with an in-unit washer and dryer.

Will my apartment have air conditioning?

Yes, our apartments at Orrin are equipped with air conditioning.

Does Orrin have a gym?

Yes! Residents have access to our onsite Indoor/Outdoor Fitness Center, including a Yoga Room.

Will my apartment have a dishwasher?

What are the pet-related fees?

For residents with one pet, there is a $300 pet deposit and $40 monthly pet rent. For residents with two pets, the pet deposit is $500 and the monthly pet rent is $50. Please contact the leasing office for additional details regarding pet policies, breed restrictions, and other requirements!

Is Orrin located nearby any dog parks?

Besides our onsite Pet Play Area, Orrin is nearby Hazeldale Dog Park, which offers separate fenced sections for small, medium, and large dogs, along with water stations, shade, and walking paths. Many local dog owners consider it one of the best dog parks in Beaverton!
